Window Sash Repairs

Make sure to check the sashes of your windows regularly for damage, mildew, and mold. You can save the cost of repairs in the future by catching problems in the early stages before they become out of control.

The sash is the internal framing that can be moved vertically either up or down in windows that open. This article will teach you how to perform simple sash repairs.

Weather Stripping

Wooden window sashes can give an elegant look to your home. They are also sturdy and can last many years when they are maintained properly. However, they can be damaged or deteriorate in time because of exposure to the elements and wear and tear. Sash repair experts can restore windows to their original state and keep them looking great longer than replacement windows.

The first step to sash window repairs is addressing weather stripping, which is found on both the sash and frame. If it's loose or worn out, it can cause drafts, as well as other issues. Start by identifying the brand of window and the manufacturer's date (etched on the corner of the glass, or the aluminum spacers between panes). Then, remove the sash and mark its width and height, so you can find new weather stripping that matches.

Next, remove the sash and place it on a surface so you can access all four sides. If your sash is double-hung, you'll also need to remove the weights and the ropes that go with them that should have fallen into the intended pocket in the jamb liner. After you have removed the sash using the utility knife, you can remove the weather stripping that was left by hand or with a putty knife.

After the sash has been cleared, you can replace the parting stops. These are long pieces of wood that separate the two sashes. Pam prefers to use the standard 1/2-inch by 3/4-inch window trim from the lumberyard. But, you can also use for a scrap piece of lumber.

After removing the parting stops and trimming them to your desired length and thickness, apply a thin layer of glazing compound over the bottom of the sash. Smooth out the compound using your putty knife, and then let it dry for at least a few days. After the putty has completely dried it is possible to apply an acrylic latex topcoat. This will protect the putty, and give your sash a modern look.

Sash Hardware

The hardware that supports the window sashes may wear out over time and use. This could lead to the window or door that is difficult to open or close. It's a good idea to know that replacing and repair of this hardware is typically easy and affordable. If you're having trouble opening a sash spray some grease into the jamb channel. Then, slide the sash open to see if it resolves the problem. If not, the problem is most likely due to the sash balance and you'll need to take out the sash to gain access to this hardware.

Sashes for windows should be able to be able to open and close with minimal effort. However, this can be a challenge if the weights have been worn out or the sash connecting rail isn't covered with. This problem can be due to various reasons that include a lack of maintenance and an unmatched weight rating.

If the hinge arms of a window are starting to slide, this could cause the sash's to drag and eventually strike the frame in the corner that's opposite the hinge arm (Photo 1). To correct the issue, make sure that the sash is aligned in the frame opening and then remove it. If the sash is attached to the hinge arm, unbolt the hinge and replace it. (Photo 2). Install the new sash next (Photo 3).

Due to sagging hinges, and a general deficiency in energy efficiency, windows that are old particularly those in older homes, may be difficult to open or close. In most instances, a few easy repairs can transform these windows into smooth operation again and save the homeowner money on energy costs.

To make these sash repairs, it's important to have all the tools needed before you begin. Mark the hinge channel location on the frame (Photo 1) with pencil. This will help you to position the channel in the proper place when you are finished. Take the sash off and then remove all hardware, including the beads for parting, cords, and chains that help to hold the sash. The nozzle shield of the heat gun and medium setting will soften any hardened glue. Remove the old sash and put it in a bag labeled.

Sash Weights

Whether your window sash repairs are to replace a damaged cord or simply to keep your windows functioning, replacing worn out weights on sash can improve sash operation and help reduce energy costs. Sash weights consist of iron or lead cylindricals that are contained in a concealed cavity and attached by ropes to the movable window sash. These weights act as counterbalances and allow you to open and shut the window without the need for mechanical or electrical devices. The sash-weights are typically disregarded or disabled by homeowners, repairmywindowsanddoors and are turned into scrap when they fail; therefore you may have to locate replacements.

A sash weight that has fallen out of the cavity is difficult to recover and you'll need to locate a new one that fits correctly. You will also require a new piece of string, a length sashcord and a few sashpulleys to secure the new weights to the cord.

Mortise and Tenon joints can be used to join old wood windows. The wood pegs holding the parts together can be removed using a pin punch and hammer. Most of these pegs have a large diameter on one side and repairmywindowsanddoors a smaller diameter on the other, so it is essential to remove the smaller-diameter ones first. Sashes made later in the century made use of glue instead of pegs and can be separated by cutting the glue line using a knife, then tapping the mortised area loose with a mallet.

After the sash is released, you can remove sash stops and access the weight pockets. This is usually done through tiny holes at the bottom of every jamb. The hole is then covered with an access panel of wood which can be removed to let you see the inner workings of the frame.

When the sash has been shut off and the access panel is removed, you can take off the old weight and replace it. Weigh the sash first to ensure that the weights you have may not be of the right size. After the new weight is installed, thread the string through the sash pulling mechanism. Then attach the string to the frame, but leave a few inches of string hanging from the head for future adjustment.

Sash Cords

The majority of double glazed window repairs-hung windows with a history have a cord or chain attached to the weights that keeps the sashes in balance within the jamb. Over time, these cords may become damaged and make it impossible to raise the windows. A new sash cable will restore the ability to move and lower the sash, and keep it in position when opened.

To replace sash cords, the first step is to remove the access panels from the jambs. They are typically screwed or nailed in and must be removed. You may be able to employ a hammer and chisel to remove them but it's best to lay down dust sheets before commencing any work.

After removing the access panel, you can begin working on the sash. Utilize a flat bar or chisel, to pry the tiny parting beads from their grooves. They are typically wedged into or nailed, but they can be prised free, so it's worth taking your time. If the sash is still in place, break the mortise and tenon joints with a hammer and pin punch or screwdriver, then remove the wood pegs on the components. You should now be able to move the sash around without difficulty, though it might require lubrication if it feels stiff.

With the sash in an open position, measure enough sash cord/chain to extend from the pulley in the top of the jamb to the sash slot at the bottom. Cut the cord or chain and fix it as described in the previous step. You can use a hammer and nail or screws, but nails are less likely to cause damage.

It is best to keep the original weights if you have purchased a kit to replace the counterbalance that was previously installed. They're not expensive and simple to install if you buy them at architectural salvage stores. Depending on the dimensions and shape of your window you might need to install one or two sashweights in order to keep the sash open.
